The subject property is located on Interstate 10 in southern Kendall County. The property is situated at the junction of Hwy 289 and I-10, north of the Cities of Boerne and San Antonio, Texas.
Currently, the property is in a rural area dominated by undeveloped ranch land. The general vicinity of the subject property consists of pasture land and a few scattered residences situated on multiple acres.
The property is currently unzoned. In addition, it is outside the Extra-Territorial Jurisdiction (ETJ) of Boerne. Comfort is unincorporated, so it has no jurisdiction over the property. At this point, the Kendall County government has jurisdiction over the subject property.
The property can be accessed from Allen Road, Schneider Cemetery Road, Ragsdale Road, and Hwy 289, which splits from I-10 and comprises the eastern boundary of the 365-acre property.
